As you’re getting ready to join us at Emerald Desert RV Resort, you might have a question or two. Below, we’ve answered some of the most common questions about the resort. Still, have a question? Feel free to call us or use our contact form, and we’ll be more than happy to help.

Mail – US Postal Service

  • Mail is delivered in bulk to the front office by the USPS.
  • The front desk clerks sort and separate the mail and post it in the mailboxes near the office by 2:00 p.m. daily.
  • We do not accept mail for anyone who does not have a registered mailbox with the property. All letters received for non-mail registered guests are marked RTS – return to sender.

Parcel Packages – Large Envelopes – FedEx – UPS – AMAZON

  • Parcels et all, are received throughout the day. Guests are notified by the delivery service (Amazon, FedEx, UPS, Forwarding Mail Services, etc.) when the package is dropped off.
  • No packages will be handed off from the front desk. They will be delivered to each site by our team at 2:00 – 3:00 p.m. daily.
    Packages received at the front desk after 3:00 p.m. will be delivered the following day.
  • Guests are encouraged to place their site number on their address when ordering and the delivery person should be directed to their site. We are under no obligation to receive or deliver packages within a specific time frame.
  • If a package is time-sensitive, guests are encouraged to take the steps necessary to ensure the package is delivered directly to them at their site.
  • Guard Shacks do not accept Amazon, FedEx, UPS package deliveries.

Checkout is easy. We know how important it is to get on the road early on departure day. Our Check out time is noon and there is no need to stop by our office on your way out of the Resort. All we ask is that you leave your site clean and free of any personal belongings. If you have any questions regarding your account, feel free to call us during your travels and we will be happy to assist you.

We don’t guarantee site numbers and we do not assign your site number until the day of arrival. We would be happy to make note of any requests you have on your reservation and will do our best to accommodate your request.

GENERAL QUESTIONS

For RV sites check-in is 1 pm and check-out is 12 pm. For Villas, check-in is between 3 pm-5 pm.  Early arrivals and late departures (if available) may be subject to a nominal fee.

We offer Broadband Internet connection for free at 5MBps (Megabytes) for checking emails and social media sites. However, if you will be watching a streaming video (Netflix, Hulu, Disney +, etc.), we offer Premium upgrade that deliver 15 MBps.

All rates are based on two guests per RV site. Rates are also determined based on the length of stay, size of the space, amenities at each site, and location within the resort. Emerald Desert is family-friendly but is an adult-oriented resort with limited children’s organized activities. During the winter, the resort is a calm oasis for our snowbirds. During Spring Breaks and summer, however, the resort comes alive. Families cruising on bikes, exploring the property, swimming in the pools, playing tennis….We love the energy and wouldn’t have it any other way, but we know that some folks are looking for a more adult-only resort. Yes, each of our RV sites offers water, sewer, cable TV, 50/30 amp electric. Extended stay rates are plus metered electric. All stays 14 nights and longer are subject to metered electric charges.

Yes and yes. While there are pull-throughs available, they are limited. Please note that due to the high demand for these sites, pull-throughs are not available for extended stays. We do, however, have many large sites that we offer our extended stay guests.

Absolutely, and we can accommodate groups up to 250 RV’s at a scaled contract. Our resort is ideal for groups, as we feature a club room, kitchen, and many other great amenities to serve your group and your group functions.

Satellite friendly sites available throughout most of the resort but we want to communicate that ours is a tree covered resort. If you would like a site with satellite access, please let us know when making your reservation and we will do our best to provide a “satellite friendly site” if one is available.

You are welcome to smoke at your site. Although cigarettes as with any trash, DO NOT THROW CIGARETTE BUTTS ON THE GROUND. There is NO SMOKING (cigarettes, cigars, pipes or e-cigarettes) allowed in any of our buildings or within 25 feet of any of our buildings or facilities including the swimming pools (as required by the State of California).

We are approximately 2 hours and 12 minutes from San Diego and 2 hours from Los Angeles.

Yes, there are several restaurants and shopping centers within 5 minutes of the property. Major retailers such as Costco and WalMart  are approximately 10 minutes away. The  famous El Paseo shopping district is less than 5 miles away, and the Cabazon Outlet Center is 30 minutes away.

We are very pet-friendly here at Emerald Desert. We happily welcome your quiet, well-behaved pet with treats upon check-in, and supply pet waste bags during your stay. To ensure everyone has a chance to roam and stretch, we have three enclosed, grass pet run areas. We do limit guests to two pets per site. Temporary pet pens are allowed, but only on the concrete area of the lot. We do not allow any aggressive breeds. We ask that common sense be used when traveling with your pet. Please clean up after them, refrain them from excessive barking and keep them on leash while at the park. Pets must be kept on a short leash at all times when not in your RV. There are no exceptions. UNATTENDED, UNLEASHED, and BARKING dogs will be asked to leave the resort with their owners without WARNING or COMPENSATION. Owners must clean up after their pets and do this immediately. Yes. We have two temperature-controlled outdoor pools and three spas for your year-round enjoyment. For those who love to lay poolside, our pool deck features beautiful cabanas that offer the perfect reprieve from the sun.

No, we do not sell propane; but we have a local vendor who can deliver propane to your RV.

Yes, we do have a 10-year limit. If your RV is older than 10 years, but is still in good condition, you may submit a photo of the RV for review.

Yes. All RV’s must be fully self-contained, and are subject to an exterior inspection upon arrival. The RV must be clean, rust free, no broken windows. If it is motor-powered, it must be in running condition. Tarps on roofs and other modifications are strictly prohibited.The resort has a complete list of rules and regulations on file for your review. Sorry, no tent camping or truck campers. RV’s must also be 10 years or newer or must be approved by management.

Only propane, UL approved fire pits are allowed. Only propane grills, no charcoal.  No burning of wood of any kind or tiki torches.

We are non-membership and non-ownership RV resort.
However, we have a Loyalty Program designed to recognize and reward our most loyal guests. One of the first loyalty programs introduced in the Outdoor Hospitality industry, it positions Sunland RV Resorts to remain a leader in the industry. Once enrolled, guests will earn points based on the total dollars spent. When guests earn a specified number of points, as defined by each loyalty level, their status within the program will elevate. At each loyalty level, guests will enjoy unique benefits and the chance to earn points faster.
We have a 6-month extended stay limit. Please inquire with the front desk for seasonal stays.

All discounts must be applied at the time of booking and confirmed with proof of qualifying for the discount at check-in. No discount will be honored if any form of payment has been taken prior to the request

Yes, we offer an on-site laundry facility with a card system. That means there is no need to carry all those quarters around for long term guests.

Yes. Private mailboxes are located in the mail room across from the office for extended stay guests (31+ days). Upon check-in, guests will receive a mailbox number and key. Your mail should include this mailbox number for expedited delivery. Mail addressed to you should read:

This is your personal mailbox while you visit with us. So, even if you move sites your mailbox stays the same. The charge is $10.00 per month and a refundable $25.00 key deposit.

Yes, Emerald Desert has a variety of storage options to fit your needs, including fully-secure, cooler-equipped storage garages with storage lockers and closets. There is a limited number of outdoor storage spaces.

Water management is critical during the first few weeks after seeding. The key is keeping the seeds constantly moist without creating a stream to wash the seed away. After seeding, the properties need to water several times per day and night for short periods of time. Germination will start in about 7 to 10 days and the watering will be slowly decreased as mowing starts.

Yes, we offer beautifully appointed suites, 1 bedroom and 2 bedroom resort villas. Currently, we are renovating our villas to better fit the needs of our guests. Villas are available for daily, weekly, and monthly rental. Visit the villa Rental page for more information.

Deposit:

  • Nightly:
    • Arrival more than 3 days: 1 night + tax
    • Arrival within 3 days or less: 100% of stay
  • Weekly:
    • Arrival more than 7 days: 25% of stay
    • Arrival 7 days or less: 100% of stay
  • Monthly: $600 deposit

Cancellation:

  • Nightly: 100% of the deposit will be charged as a fee when cancelled 3 days prior to arrival (after 12PM)
  • Weekly: 100% of the deposit will be charged as a fee when cancelled within 7 days prior to arrival (after 12PM)
  • Monthly: 100% of the deposit will be charged as a fee when cancelled within 14 days prior to arrival (after 12PM)

Change Requests:

  • Nightly & Weekly: If changed/modified within 3 days of arrival (after 12PM), a fee equal to the guest’s first night will apply
  • Monthly: If changed/modified within 7 days of arrival (after 12PM), a fee equal to 50% of the deposit will apply

Yes, we do. We do require that all visitors register with the office. We do make some exceptions with regard to a visiting “younger person” (under 18). To qualify for young person overnight visitation, a guest must be registered to stay a minimum of thirty-one (31) consecutive days. If visitors are overnight guests, or intend to use the common facilities, they are subject to visitor fees. All visitors (adult or child) must be accompanied by the paying guest at all times.

Only one RV per site. All passenger vehicles must be parked at site or in designated guest parking areas, must be parked parallel to the RV and registered with the office. Limited overnight off-RV site parking is available for a fee. All illegally parked vehicles are subject to tow. The telephone number for local traffic is 760-836-1600.

Proof of current registration on all vehicles is required. Resort speed limit is 5 mph. Please drive slow and safe.

Overseeding is a common practice in golf courses and lawns in Coachella Valley, CA, and other desert regions. Why do you have to be overseed? Is there an optimum time to throw down the seed or is it a hit-and-miss concept? Why do you have to water so much?

The reason that you see gardeners dry out the lawns and then cut them down is because they need to create an atmosphere for the new seed that is as non-threatening as possible. Bermuda is the grass used in the summer, it cannot take the cool temperatures of the winter as it will go dormant and turn brown. In the beginning of fall, the Bermuda is dried out and then cut down so that the soil is accessible to the new grass seed, this will also lessen the chances that the Bermuda grass will compete with the new rye grass once it is distributed and re-watered.

The optimum soil temperature for overseeding is 70 to 75 degrees F at the 4-inch depth. At this temperature Bermuda, grass competition is minimal and conditions are ideal for germination of winter grasses. The dates when overseeding is optimal will vary according to mother nature, but the second week of October seems to be the ideal time in the Coachella Valley. The reason that the Golf Courses and properties do it at different times depends on the type of equipment, staff, and property demand which will decide when and how long to shut down will persist. The timing of when the seed is spread will definitely have an impact on the overall final opening condition.
